Thailand Investor Network is a leading Thai-owned, Thai-funded, and Thai-managed private real estate business, with a seven-year track record in the Kingdom. As a dedicated property owner, we specialise in the strategic acquisition and long-term holding of high-quality real estate assets.

Our work is built on stability and institutional-grade management. Every property we hold is managed to the highest standards of legal and commercial integrity, and our title to those assets is registered and real. That genuine ownership, by a properly capitalised Thai company, is the foundation everything else rests on.

The Thai partner at the heart of Better-than-Freehold®

Through our partnership with the Better-than-Freehold® framework, TIN provides a secure and compliant platform for international investors and lessees. As the primary asset owner and registered Lessor, we enable our partners to hold clearly defined commercial rights and long-term leasehold interests, backed by a professional Thai corporate counterparty.

Foreigners cannot own Thai land, and no structure changes that. What TIN makes possible is participation that Thai law recognises: the economic benefit of the property, separated cleanly from the land ownership reserved for Thai nationals.

TIN owns and operates the asset. Your interest in it is held through registered instruments and an independent, regulated trustee, so your rights are secured against the property itself, not against a promise.

Originate and assess

We identify quality opportunities and carry out extensive pre-acquisition due diligence on title, planning, and compliance before committing.

Structure and acquire

We issue term sheets for co-investments and tender offers, complete the acquisition, and take legal title at the Land Office.

Protect

We overlay our Asset Protection Programme (APP): ring-fencing, bespoke insurance wrappers, and a dynamic risk architecture across the asset base.

Manage and monitor

Our internal teams run the full asset lifecycle, with performance tracked through an integrated, transparent reporting toolkit.

Exit

We plan for and deliver orderly, well-managed exits, so the end of the journey is as considered as the beginning.

Owner & Lessor

Thailand Investor Network (TIN)

100% Thai-owned asset management company. Holds legal title at the Land Office and grants the registered lease and option. Professionally capitalised to satisfy Thailand's 2026 financial-substance requirements.

Trustee & Lessee

SPH Trustees

A Labuan FSA-regulated trust company that acts as Lessee on the investor's behalf, holding the lease, option, and security through a bare trust. As a corporate trustee, it does not die, so rights endure across generations.

Security & enforcement

Clear Blue Security Agents (CBSA)

An independent, Thai lawyer-led security agency holding enforcement and step-in rights. Disputes are resolved through Thai arbitration (TAI), without dependence on the courts.

Optional finance

Siam Venture Capital (SVC)

An offshore lending platform offering optional financing of up to 50% loan-to-value, and conversion loans for those exiting at-risk structures. The structure works perfectly well without it.

We operate with an unyielding commitment to regulatory compliance, and work closely with Thai and international legal and tax advisers and financial institutions. The structure is built on registered Land Code rights and a Labuan FSA-regulated trust, and is designed to align with the Thai Land Code, the Foreign Business Act, anti-money-laundering law, and the 2026 reforms.
