As the registered owner of the assets in our portfolio, TIN provides a stable, compliant Thai counterparty for international lessees and investors. We hold legal title at the Land Office and operate the assets ourselves, so the substance of ownership sits exactly where Thai law requires it to sit: with a properly capitalised, professionally managed Thai company.

Better-than-Freehold®: secure, legal, financeable
Foreigners cannot own Thai land, and no structure changes that. Better-than-Freehold® delivers the benefits people seek from freehold, long-term security, succession, the right to sell, and financeability, within a framework Thai law recognises. TIN is the Thai owner at the centre of it.
As the registered Lessor, TIN takes legal title at the Land Office and grants a securitised lease to an investor, held on their behalf by a Labuan FSA-regulated trustee. The investor's rights are protected by four interlocking instruments registered against the property:
- 30-Year Registered Lease
- Option Agreement
- First-Charge Mortgage
- Share Pledge (100%)
For foreign investors
Participate legally, with rights you can rely on
Whilst foreigners cannot own Thai land, they can hold secure, legally recognised contractual and leasehold rights alongside a professional Thai owner. Through the Better-than-Freehold® structure, your interest is registered against the property and held through an independent, regulated trustee, separating the economic benefit you are entitled to from the land ownership the law reserves for Thai nationals.
